About Sea Meadow Marine Foundation
Sea Meadow Marine Foundation is committed to preserving and enhancing Maine’s working waterfront. Based at our Yarmouth boatyard, we support local marine industries, foster innovation, and provide a collaborative space for maritime professionals.
We are seeking a General Manager to oversee daily operations, tenant relations, and strategic development of our boatyard. This role is crucial in maintaining an efficient, welcoming, and mission-driven environment.
GENERAL MANAGER EXECUTIVE SUMMARY:
The General Manager is the key representative of Sea Meadow Marine Foundation based in the Sea Meadow boatyard. This role includes overall responsibility for managing the daily operations and maintenance of the boatyard and ensuring compliance with Sea Meadow policies and procedures and regulatory requirements. Responsible for managing an exceptional boatyard applicant and tenant experience including leasing, new tenant orientation, monthly rent/storage collection, issue resolution, and on-site maintenance and development. Other key duties include supporting on-site youth and community programming and operational interactions with contractors and town officials. The position reports to a Designated Board Member (DBM).
This role may initially be a part-time or contractor position, which may progress to a full-time position based on boatyard growth and future income streams. Working hours will vary seasonally; approximately 2-3 days in the winter and 3-4 days in the summer. This position is generally a Monday – Friday work schedule, which may require occasional shifting of hours depending on ocean tidal variations.
GENERAL RESPONSIBILITIES
1) Manage Boatyard Operations
Administer the boatyard budget and initiate purchase requisitions for DBM approval
Enforce boatyard rules and regulations to ensure safe and efficient day-to-day operations
Monitor docks, piers, and wet and dry slips, and recommend repairs and improvements
Collect monthly tenant assessments and rental/storage fees
Conduct preventative and scheduled maintenance of boatyard facilities
Communicate effectively with the DBM to provide timely and accurate information necessary for the boatyard to function properly, and for the DBM to make informed decisions.
Proactively suggest improvements to boatyard operations, processes, and infrastructure
Guide or direct vendors and contractors to complete water, sewer, and boat ramp projects
Additional boatyard operations responsibilities, as directed by the DBM
2) Manage the Tenant Experience
Ensure boatyard facilities are maintained to high standards and support tenant needs.
Work closely with tenants and the marketing team to document and share tenant successes, highlighting the impact of Sea Meadow Marine’s work on the broader marine and aquaculture sectors whenever possible.
Keep accurate tenant records and take appropriate action to collect delinquent accounts
Provide guidance to boatyard tenants regarding proper operations, safety precautions, and emergency procedures
Create a friendly and welcoming atmosphere for tenants and their guests, and guide them to understand and observe boatyard practices and safety rules
Work constructively and positively with tenants and the DBM, and respond appropriately to time-sensitive requests and deliverables
Resolve tenant problems and complaints, and proactively address potential issues as possible
Regularly meet with tenants to identify and respond to property management issues and services, determine priorities, and operational status
3) Execute the Boatyard Mission and Strategies:
Implement Sea Meadow Marine’s boatyard strategies, programs, and practices
Maintain efficient and profitable operations and maximize the income potential of the facility.
Enhance Sea Meadow’s image by being active and visible in the community
Build boatyard capabilities as a hub for marine technology innovation, sustainability, and collaboration
Work closely with the BDM and other board members as assigned and involved in specific boatyard policy decisions
Collaborate with Sea Meadow Marine volunteers and staff on boatyard matters
Plan and execute the annual budget for the facility, with support from the DBM.
Support boatyard operations and outreach-related marketing and other communications.
Other duties as assigned by the DBM.
Education, Training, and Experience
1. Minimum of 2 years of tenant management experience, preferably in a marine sector or marina operations environment
2. Proficiency in principles and processes involved in small business, including organizational planning, coordination, and recordkeeping
3. Knowledge of materials, methods, and tools to construct objects, structures, and buildings, preferably in a marine sector environment
Working Conditions
Working conditions will require working outdoors frequently under varying environmental conditions including exposure to heat/cold and loud noise. Indoor work to complete administrative tasks will vary from occasional to frequent.
Essential physical requirements:
Sitting, standing, walking, climbing, stooping, kneeling, balancing, using arms/hands for typical office and building maintenance activities of hand tools and office equipment.
Ability to read, speak, and use written English to effectively convey and receive information
See and hear to participate in effective communication and meet safety and job demands
Physical effort/lifting will vary from sedentary to heavy as follows: Sedentary - up to 10 pounds, (occasionally); light - up to 20 pounds (frequently); medium - up to 50 pounds (occasionally to frequently); heavy - over 50 pounds (seldom to occasional). *See below
